Externally, the building is constructed of natural pillared Welsh slate walling and also Welsh slate on the roof, quarried locally from within a few hundred metres.

The structure of the building has been given a clean bill of health by a structural engineer bar some small localised rebuilding.

Planning permission has been obtained to convert the slate mill into a single large private dwelling that will provide a whopping 5750 square feet of living accommodation on the ground floor and 2 bays of first floor, in the roof space. If the purchaser wishes to provide holiday accommodation, the planners have indicated they are in favour of this and the affordable levy mentioned below would not have to be paid.

As can be seen from the drawings there is ample scope to alter the layout internally to provide very large flexible living accommodation.

One particular feature of the property is that most conversions are relatively dark as no new opening are allowed to be cut into the existing fabric of the buildings. With Hendre Meredith there are a number of very large existing openings that will be utilised for doors and windows but also due to the existing skylights we have been allowed to install a large bank of skylights in the converted property. This will provide a stunning interior flooded with natural light.

Water will be provided from the natural spring that rises in the land behind the property and electric will be provided by a silent generator and solar panels linked to an array of batteries. This provides the opportunity to be self sufficient and be off the grid.

Hendre Meredith is located a couple of miles outside the village of Aberangell, in the Dyfi Forest, which is part of Snowdonia National Park.

We would describe the location as tucked away but not isolated. No immediate neighbours but other properties within a few hundred metres.

Machynlleth is 11 miles away and you can be on the beach 20 miles away at Aberdovey.

There is lots to do within a few miles of the slate mill.

There is some of the best mountain biking in the Dyfi Forest, Sea Trout and Salmon fishing on the river Dyfi, shooting at the Dyfi Valley shooting ground, walking, canoeing, etc.

The vendors were offered the reclaimed materials in the fabric of the building for their reclamation yard. But having viewed this important piece of heritage actively sought to purchase the freehold and save the property from demolition.

Having achieved this by obtaining the planning permission, the vendors are now looking to move it on to someone who will do the conversion justice and really appreciate this magnificent building for years to come.

Monthly mortgage payments are based on the figures calculated by the Bank of England from rates currently being offered by banks and building societies. The rate used is the one for two year, fixed rate mortgages, so would only be relevant for the first two years of the loan.

Every month, the Bank of England brings out figures for people wanting a mortgage for 75% or 90% or 95% of the value of the property they want to buy. So currently the calculator assumes you need a deposit of at least 5% of the value of the property to get a mortgage.
